General Permit Information

Plan Review

All plans are reviewed to ensure they meet Village code. Depending on the project, reviews are necessary for architectural, civil, fire and zoning requirements. The initial plan review provides comments in ten (10) working days, with additional reviews providing comments in five (5) working days. The Plan Review Fee is paid at the first submittal of plans. All fees are based on the cost of construction.

Permits

Permits are required for any structural, electric, plumbing, heating and air conditioning work. A permit may be needed for tree removal. A list of the most common projects, with their submission requirements, is available for your use. View the requirements for a Commercial Project or Residential Project. Contractor registration is required with the Village prior to issuance of a permit.

Permit fees are established in the Village Fee Schedule. All fees are based on the cost of construction. A cash bond of $500 to $5,000 may be required for your permit. If you are building a new residential dwelling on a vacant lot, School and Park Donations may be required. See Building Division Fee Summary for details.

The following is a list of projects that require permits. The old saying "if you have to go to the hardware store, you probably need a permit" is a helpful guideline. If you are not sure if you need a permit, you may contact us on-line or by phone at (847) 918-2020.
